What Affects the Final Price
Concrete & Masonry Walls
Miami condos are mostly CMU (concrete block) construction. Drilling into concrete requires specialty bits and adds 15–30 minutes per hole — we factor this into quotes for mounting and installation jobs.
Ceiling Height
Jobs above 10 feet require a tall ladder or scaffold. Vaulted ceilings in Coral Gables homes, for example, can add time and affect pricing for ceiling fan installs and painting.
Condo COI & Logistics
We provide a Certificate of Insurance to building management at no charge. Freight elevator reservations and service-hour windows set by HOAs can extend scheduling by 1–2 days.
Materials
Labor-only quotes are the norm. If you'd like us to supply paint, drywall, hardware, or fixtures, we add materials at cost. We're happy to pick up supplies from Home Depot or Lowes for a small trip fee.
Pricing FAQs
Is there a service-call minimum?
Yes — our minimum for any visit is $140. This covers the first hour of labor. Most jobs take 1–2 hours.
Are materials included in the price?
The prices above are for labor only. If you need us to supply materials (paint, anchors, drywall compound, etc.) we can source them and add cost at invoice. Many clients prefer to purchase materials themselves.
Do you charge extra for condo buildings?
Generally no. We coordinate freight elevator reservations and carry the COI your building requires at no extra charge. Travel fees may apply for Palm Beach County locations more than 45 minutes from Miami Gardens.
Do you offer half-day or full-day rates?
Yes. A half-day (4 hours) is $520 and a full day (8 hours) is $940. These rates are great for punch-list projects or move-in prep.
How do I get an exact quote?

What payment methods do you accept?
We accept Zelle, Venmo, credit/debit cards (Stripe), and cash. Payment is due on completion unless otherwise arranged.
