Built to work the way property managers work.

Send the work order. Get photos, an invoice, and a closed ticket. No vendor management overhead, no chasing for COIs, no tenants reporting no-shows.

We know what breaks down

Every vendor headache has a process behind it.

The six most common complaints property managers have about maintenance vendors — and exactly what we do differently.

Vendor no-shows

We confirm 24 hours before every job and text on arrival.

Undocumented work

Before/after photos emailed on the day of completion, every time.

Invoice chaos

Clean PDF with unit address, scope line items, and your reference number.

Tenant scheduling

We contact tenants directly on your behalf to arrange access.

COI chasing

COI same day. Additional insured naming included at no charge.

Single-task minimums

Multi-task visits: one trip, one price for the whole list.

The process

From your text to a closed ticket.

Every work order follows the same five steps. Every time.

1

Send the work order

Call, text, or WhatsApp with the unit address, issue, and access instructions. Photos welcome.

2

We schedule with the tenant

On your request, we contact the tenant directly — confirming access, arrival window, and special instructions.

3

The job gets done

A two-person crew completes the work and does a walk-through with the tenant or your on-site contact.

4

Photos sent same day

Before-and-after photos with a short summary, emailed within hours of completion.

5

The invoice follows

Clean PDF — unit address, scope line items, your preferred reference number. Ready for your bookkeeper.

Common questions

Questions from property managers

How do I get added as a property manager client?

Call or text (786) 514-5581 with your name, company, and the types of properties you manage. We'll confirm your service area, send a COI the same day, and you're ready to send your first work order.

Do you coordinate directly with tenants?

Yes. On your request, we contact tenants directly to schedule access, confirm arrival, and send a completion summary. You don't need to be the go-between.

What's your response time for standard work orders?

Standard work orders are scheduled within 48–72 hours. Priority work orders within 24 hours. Emergency calls same day. You choose the tier when submitting.

Do you provide a COI and W-9?

Yes, available same day on request. We carry general liability insurance and can name your property management company as additional insured.

Can you handle multiple units across different properties?

Yes. We manage work orders across multiple properties, multiple counties, and multiple unit types — many of our PM clients have 10–100+ units across Miami-Dade and Broward.

Do you do turnover repaints between tenants?

Yes — it's one of our most common PM requests. A typical apartment turnover repaint takes 1–2 days, and we coordinate the work between check-out and check-in.
