Freight elevators have booking windows

Most Miami high-rises reserve the service elevator for contractor use only during specific hours — typically 8 AM–5 PM on weekdays, with weekend access sometimes restricted entirely. Showing up without a reservation means our crew waits in the lobby while your clock ticks.

Tools and materials need to move safely

We bring ladders, drills, mounting hardware, and sometimes drywall panels or large TVs. Residential elevators aren't built for that — and many buildings will fine you for using the wrong one. The freight elevator exists precisely for this, but only if it's booked.

Building management expects compliance

If your building requires elevator reservations and we arrive without one, management can deny us access entirely. That costs you a reschedule, a second trip fee, and a delay on your project. Proper coordination means the job happens on schedule.

Condo associations take this seriously

HOAs and condo associations in Brickell, Edgewater, and Aventura have enforced fines of $200–$500 for unapproved contractor access. We've seen unit owners receive violation notices simply because a vendor used the passenger elevator with equipment. We never let that happen to our clients.

How we handle elevator access — start to finish

    You tell us the building

    When you book, give us your building name and unit number. That's all we need to start.

    We contact building management

    We reach out directly to the front desk or concierge to confirm elevator access requirements and available windows.

  3. 03

    We make the reservation

    We book the freight elevator for our scheduled arrival window — before the job day, not the morning of.

  4. 04

    We submit the COI if required

    Many buildings require a Certificate of Insurance alongside the elevator request. We provide it same day.

  5. 05

    Job day is smooth

    We arrive on time, check in with the front desk, use the designated elevator, and complete the work without triggering any building issues.

Elevator access — FAQ

Do I need to do anything to arrange elevator access?

Usually not — just give us your building name and unit number when booking. We contact building management directly to handle the reservation.

What if my building charges a fee for freight elevator use?

Some buildings charge a small fee ($25–$75) for elevator reservations or security deposits. We notify you in advance if that applies and include it in the job estimate.

What if the building doesn't require a reservation?

Great — less coordination needed. We still confirm access policy before arrival so there are no surprises on job day.

My building needs a COI. Can you provide one?

Yes — we issue Certificates of Insurance same day and can name your building management as additional insured. Request one at our COI page.
